Towards the late 1800s, the MLS (Multiple Listing Service) System was born. The MLS is a mutual understanding between the CREA (Canadian Real Estate Association) and the NAR (National Association of Realtors). When one broker is offered the opportunity to sell a property, he then notifies other realtors involved in the MLS System to market the home as well. With their combined efforts, the property sells much quicker, and those involved receive a commission. The new age of marketing and advertising has created somewhat of a rift between the NAR and the CREA. There has been much debate as to how efficient the MLS System currently is in the real estate market.

Many property sellers and buyers can now locate and sell homes right on the internet. This cuts out the need for the larger publicity that the MLS System offers, as the real estate is shown to several prospective buyers over the internet for little to no extra cost although many buyers browsing for Mississauga homes may still search for Mississauga MLS listings in Google. It is for this reason that the board directors of CREA and NAR have been meeting frequently to evaluate alternative measures that can be put in place to prevent the MLS System from becoming obsolete. The MLS System is not without its own advantages, however, as it still manages to be very efficient. Brokers have client bases and know how to negotiate with prospective buyers, and it would be advisable to put your real estate in their hands rather than your own. Nonetheless, the incredible amount of information posted on the internet is creating a far more educated home seller market.

It is general consensus amongst members from both the NRA and the CREA that the MLS should be accessible by more agents. This would allow the MLS System to be used by real estate agents all over the country, and therefore property sellers won't need to seek out a NAR or CREA member, which can often deter potential customers due to the extra hassle. The MLS combines all realtor-listed properties in one database within a large geographic area. realtors are members of a local Board and pay an annual fee which allows them to access their local MLS. The MLS contains detailed information on the properties it lists, records of all recent closed sales and their sales prices as well as property tax information. With this information, realtors are able to generate comparable analyses of properties and custom searches by any criteria. The MLS also provides a platform for realtors to state the listed properties' commission participation to other realtors. This is why you do not typically see For-Sale-By-Owner (FSBO) properties listed in the MLS. Additionally, many realtors do not approach FSBO's because there is no stated commission agreement.

A full service listing agreement is typically a 6 month listing. The main drawback of most full service agreements is that the Exclusive Right of Sale Listing Agreement most often used by realtors is a contract which lasts 6-9 months. You cannot sell your house "FSBO" during this listing period. Customarily, a 6% commission is shared between the listing agent and the selling agent (sometimes the listing agent is also the selling agent). Flat-fee MLS listing saves you the listing side of the commission(which is usually 3%) because you become the listing agent for a flat fee.

With Flat fee Listings, if you are successful finding a buyer for your property on your own without the assistance of a real estate agent, then you would pay NO commission; just the flat fee. It's that simple.

When a realtor searches the MLS database, they do not care who listed the property. Their primary concern is that the customary 3% commission is being offered. All listings in the MLS state the commission being paid. We recommend offering 3% or more. The purpose of using a discount MLS listing service is to avoid paying the customary 3% listing side of the commission while still getting the benefit of the MLS. The key is that you must be willing and able to show the property yourself.

Flat Fee (MLS) services can be designed for Investors & Sellers who have the experience and time to show their properties. This means your property is placed (or listed) in the number one real estate database in America used by the best realtors in your area. Every time a licensed real estate agent searches for a home or vacant land in your price range for one of their clients, your property will appear in the available properties for sale. All calls from your MLS listing will come directly to you, if you have a good flat fee MLS company.

MLS - How it Works


The MLS is not one big database of all properties for sale. There are many separate MLS databases throughout the country.
Each MLS covers a specific geographic area. Some MLS databases overlap areas.
Some realtors boards share data or "reciprocate" with each other. Members of either board have the passwords to access each other's MLS and search listings.
Some realtors pay to belong to "MLS Advantage" which gives them the ability to search listings for all participating boards.
Sellers need to be listed in an appropriate local board where MLS data will be seen by the local realtors in that area.

Realtor.com, unlike the MLS, is one big database of properties for the entire US. Data on Realtor.com comes directly from all of the MLS databases. It is not as extensive as what the realtors see but it does give buyers a way to search properties in a limited way.

Beware of cheap(but more expensive) imitations

Home sellers should be aware that some companies call their services "Flat Fee MLS Listing" services but they reserve a sales commission for themselves in the sales contract. That means the Buyers Agents are actually being offered less commission to sell your home than they are being offered to sell other homes on the market(and therefore, your home may not get shown to any buyers at all). Alternatively, some slimy Flat Fee companies contract with you to pay a sales commission which is in excess of what the listing agent is actually offering to pay to the Buyers Agents so that the listing agent can keep a listing commission for themselves while they are calling it a "Flat Fee Service" just to get you to buy a plan with them. A true Flat Fee MLS Listing means that there is no extra fee being kept by the listing agent. It also means a flat dollar amount is what you will pay, not a percentage value.

Stress can be good or bad for a person engaged in a sporting event. Good stress can improve a performance whereas bad stress can cause them to, in sporting parlance, not be at the races. This article will examine these two types of stress, what causes them, how they affect sports and how they can be combated.

Sport is a fairly general term for a range of activities that require varying mental and physical skills. For example, archery and ice hockey have many skills in common but probably more skills that are disparate. Physical exertion may be more intense in ice hockey than archery but mental pressure and judgement would be more in archery.

The body's response to stress is to change the bio-chemistry in the blood. The hormones adrenaline and cortisol are pushed into the bloodstream which passes through the body. This gives the body an energy boost. The muscles will become tighter and prepared for some exertion. The senses will become more attuned; pupils will dilate to allow more light to enter the eye and thus improve eyesight. This response is known as the 'fight or flight' response. It is triggered when the person, through their nervous system, senses a stressful event about to occur. In this way the body can overcompensate for a stressful event by putting too much adrenaline into the blood stream or not enough.

There seems to be two ways to affect this response. The first is the actual event that is causing the stress. The second is the perceived amount of stress that the person places on the stressful event. They are, obviously, closely related.

In the first instance stress could be caused if the person is new to the sport and does not have the skills or knowledge of the sport. They will feel overwhelmed and worried about things like the rules of the game, what position they should be in, what are their responsibilities or how to do a particular activity. On a physical level, they may not have developed the physique to do certain activities.

In this instance it is important not to take the sport too seriously. If the sport is a form of relaxation or stress relief then this should be clarified each time anything becomes overwhelming. Remember that it is supposed to be fun. Remember, also, that making mistakes is a part of learning. You can only improve by making these mistakes and you will be better for them.

The second way to influence the body's response to a stressful event is more to do with people that are experienced in the particular sport. In this case, we are talking about fine-tuning a performance. It is often said in professional sport that the difference between two competitors is not their fitness or skills but their mental preparation because the physical skills are virtually identical.

This is true. Many top sportspeople use mind techniques and sports psychologists to give them an edge. Simply put, the mind techniques are a way of putting the right amount of stress on a particular event, in the mind of the sportsperson, so that he or she peaks at the right time.

For example, a stirring speech by the coach can have two results. It could inspire the person to a great performance or it could put too much pressure on the person and limit the performance. This is a highly personal issue for people. Knowing how to mentally agitate the stress responses in the body to peak at the right time is a rare skill or talent. Generally, it comes through knowing the person involved.

Music is also used to 'calm nerves'. In this, we mean mediate the stress response in the body. The relaxing music can help the person forget about the stressful event. On the other hand, high energy or dance music is often used to motivate and get the 'blood flowing'. The music is often personal and different music can elicit different responses in people.

Stress is crucial to obtain a peak performance in any sports. Attaining the perfect level of stress for the individual at the right time is often harder than attaining the peak physical condition. From a stress management perspective, knowledge of the persons stress levels and how to alter these levels is the only way improve the individuals performance.

American football is usually confused with European football. The difference between the two is greatly, but the same use of title can confuse others. The difference between American and European football is simple by definition. Football is used mostly with the hands to control the ball, and the European football is what most people call soccer. In soccer, you kick the ball and they not allowed using their hands at all. By definition, football is when 11 players on a rectangular field 100 yards long. Teams try to steal/keep possession of the ball and move across the field to the other team's goal line by running a series of plays. European football or soccer is a game played with a round ball (not diamond shaped like American football).

Again, two teams of eleven players user their body to control the ball to pass the opponent's goal line. Soccer is played dominantly with the feet, but can be controlled by other parts of the body like knees, chest, and head. They can use any part of their body by their arms and hands. If they do use the hands, a foul is called the other team gets control of the situation. They only people who are allowed to use their hands are the goalkeepers.

Many soccer games are played on football fields. They are set up the same way except instead of having a huge goal post, they use two goal nets (much like hockey). The games are in quarters that are times. There are four quarters per game and a half time. Usually there are only a minute or two pauses between quarters and the half time is much longer. Soccer games usually do not take as much time as soccer, because there are fewer rules to soccer.

Football is a complicated sport that has flags and penalties for, what seems everything. In soccer, penalties are called but mostly for being offsides or out of bounds. Sportsmanship is a problem in both sports. The two sports are very competitive and can be frustrating to the players. Even though you aren't allowed to tackle a player purposely in soccer, some players do tend to collide and when they do, they hit hard.

Soccer and football are much alike in some aspects, but are completely different in others. Either way you look at it, the two sports are just as aggressive and competitive and can be very enjoyable to watch and play.

Born on August 23, 1978, Kobe Bryant is a native of Pennsylvania and a graduate of Lower Merion High School. The son of former NBA player Joe 'Jellybean' Bryant, Kobe had no problem in making a name for himself after being voted a starter for the 1998 All-Star Game during his second season, which made him the youngest All-Star in NBA history at 19 years of age.

As with all athletes, Kobe Bryant had a life before becoming an NBA star. Eight years of his childhood, which was spent in Italy, led to Bryant being able to speak fluent Italian. His parents, who also have two daughters, Sharia and Shaya, named Kobe Bryant after a type of steak that they noticed on a restaurant menu. During his high school years, Bryant was recognized as the all-time leading scorer in Southeastern Pennsylvania history. His record, which was 2,883 points, managed to break the marks of both Wilt Chamberlain and Carlin Warley. During his final years as a high school athlete, Kobe Bryant was chosen by USA Today and Parade as the National High School Player of the Year. In addition, he was recognized as the Naismith Player of the Year and the Gatorade Circle of Champions High School Player of the Year.

During his rookie NBA season, which occurred in 1996-1997, Kobe Bryant played in 71 games and started in six. He was selected to the NBA All-Rookie Second Team and became the youngest player to ever start an NBA game when he was 18 years, five months and five days of age. By the 1997-1998 season, Kobe Bryant was ready for action as the points just kept racking up at each game. During the 1998-1999 season, Bryant was named to the All-NBA Third Team. The following season, which was held from 1999-2000, found Kobe Bryant remaining atop of the mountain on the NBA players list. In addition to being named to the 1999-2000 All-NBA Second Team, he was also honored with the NBA All-Interview Second Team, the NBA All-Defensive First Team and was named the NBA Player of the Week from April 10-16, 2000.

By the time the 2000-2001 season rolled around, Kobe Bryant was a household name. After appearing in 68 games and averaging 28.5 points per game, Kobe ranked among the league leaders in scoring. In 2001-2002, Bryant played in a career-high 80 games, in which he averaged 25.2 points each and was again ranked among the league's scoring leaders. In 2002, he was named as the Most Valuable Player of the NBA All-Star Game.

During the seasons that followed, Kobe Bryant continued to score points both on the court and in the hearts of NBA fans. With an average of 24 points per game in the 2003 season, Kobe was selected to the 2003-2004 All-NBA and All-Defensive First Team. The 2004-2005 season found Bryant on the All-NBA Third Team. In January 2006, Kobe Bryant scored 81 points in a single game, which is the second All-Time in NBA history.

The Post. This section refers back to the previous edition of the magazine, and presents some reader's comments as well as updates regarding previously featured stories.

Zoom. This is a poster-type, large image considered to be the "image of the week." It occupies two whole pages.

The Jump. This contains a mix of various regular features, which offers an alternative entertaining, often humorous view on the current topics in the sporting scene.

Outtakes. This contains transcripts of interviews done by Kenny Mayne with a popular sports star. The interview usually tackles non sports issues surrounding the sports star's life.

The Life of Reilly. This is a section by columnist Rick Reilly who gives opinions regarding the sports world, and gives reports on various current topics of interest in the sporting world.

For real estate agents, the importance of the MLS is extremely apparent. In fact, in a Realtor orientation session, it is not uncommon for a majority of the new agents to state that the primary or only reason they signed up to join the local association was to obtain the ability to list properties in and search the local MLS. These new agents understand, perhaps by speaking to other agents, how the industry works. They understand that the MLS is the database of homes for sale in a particular area and is an unmatched marketing tool available to sellers. They realize that homes that are not on the MLS simply do not have the visibility of the vast majority of competing properties which are listed. While regular homeowners may have heard the term or understood that the Multiple Listing Service was a somewhat important concept, many want to know exactly why they should have their property listed in the MLS. The reasons are numerous, but largely come down to three things: getting your home sold, getting it sold quickly, and getting top dollar for your home.

The fact is, most For Sale By Owner (FSBO) properties do not sell FSBO as most homeowners who try to sell by owner end up listing with an agent. Studies have shown that the number of properties that sell as a straight For Sale By Owner transaction is less than 20%. Additionally, when you remove the number of FSBO sellers that paid a commission to a buyer's agent for bringing them a buyer as well as those transactions when the property really was not marketed for sale (such as off market sales between relatives or friends), the overall number of successful FSBO sales is even lower. The chances of an MLS listed property selling are many times greater than the chances of a FSBO property selling.

Homes on the MLS historically sell faster. Depending on which studies you believe, homes listed on the MLS are available on the market for 50% or fewer days than FSBO sales. Getting your home sold quicker can mean less uncertainty, fewer mortgage payments, less wasted time, and the ability to move onto your next home purchase quicker. In an appreciating market, you could lock into the price of your next home quicker, while in a declining market, you could get your current home off your books prior to the price declining further.

The average sales price difference between an MLS listed home versus a by owner home was 15.4 percent according to a National Association of Realtors study. While you have to question the source as being biased, there is some empirical evidence that buyers of for sale by owner homes expect to receive a discount because there are no agents to pay. Simply stated, all the savings do not go to the seller; the buyer wants to also save money.

Realizing the MLS is extremely important to selling a home quickly for top dollar, many sellers list with traditional agencies. However, there is a cheaper alternative that more and more sellers are now aware of. Flat fee MLS listing companies offer sellers that would have sold by owner the opportunity to list their home in the MLS for a small flat fee. Over time, data has shown that these sellers receive the same benefits of MLS listed homes: a high percentage of successful closings, fewer days on market and higher selling prices.

The teams split two tight games in Boston, before the Celtics blew out the Bulls in Game 3. This time, they stretched the drama into a second overtime. "Everybody I'm talking to is saying this is the most exciting series that they're watching right now,'' Gordon said. It's tough to argue. Derrick Rose added 23 points, 11 rebounds and nine assists. John Salmons scored 20 points after a slow start, hitting four free throws in the final 26 seconds of the game and blocking Paul Pierce's tying 3-pointer. Boston's Ray Allen buried a 3-pointer with 9.8 seconds left in regulation to tie it at 96 before Rose missed a potential winning fadeaway in the closing seconds. Gordon came through with 4.5 seconds left in the first overtime, hitting a 3-pointer over Pierce to tie it at 110, and the Bulls never trailed in the second OT. Salmons hit two free throws with 26 seconds left and, after a 3-pointer by Pierce, he hit two more at the line. This sports franchise features prominent players, well known brand advertisements and an entire line of franchise collectibles ranging from posters, cards, cap to electronic games. The National Basketball Association, or the NBA as it is more popularly known, is a multimillion dollar industry. The large paychecks of the athletes alone are testament to the important significance of professional basketball in American culture.

Men of the Cloth

These checks are well earned. Players train hard each day perfecting their skills on and off court. They are the largest investment of the producers and sponsors of the basketball league for it is the players who truly give the sport its life. These players are what makes basketball great. As well known athletes, these men carry upon their shoulders the weight of an American icon and all its responsibilities. Professional players are expected not only to perform feats of athleticism on court; they are also expected to show a high sense of conduct and morals in public affairs.

The iconic stature of these athletes makes them the perfect endorsers for brand names, causes, events and other functions. Chicago Bull's legendary Michael Jordan is recognized around the world. His very image and likeness is well known, he can represent the sport just by the sheer mention of his name. Of course, many other basketball stars are iconic to the world of the NBA. Basketball players have appeared in cereal ads, video games, movies, music videos and many other popular media.

Naturally, this level of fame has its own share of problems. Athletes find themselves on the same level of popularity as entertainment icons such as actors, singers and the like. Privacy is often difficult for the more famous players and the lack of which places tremendous strain on their personal lives. Being brand carriers or endorsers also restricts players, forcing them to forgo personal preferences to reflect that of the brand they are endorsing.

Still, many athletes aspire to become part of the professional basketball league. Young men enter the college level league in hopes of being scouted and drafted into a team. Coaches and teachers have come to support the dreams of their students in pursuing a career in basketball. The parents and educators of these kids testify that their pursuit of the sport has given them an alternative to a life of truancy, drugs and gang violence. Indeed, there is good reason to encourage these young athletes.
