Hachiko Before the Japan/Paraguay Match! Go Nippon!

Thursday, March 31, 2011

The locals go crazy here in Tokyo just before the Japan vs. Paraguay World Cup match begins. Filmed on my phone at Hachiko Crossing the famed street corner from the film "Lost in Translation." Honestly... I rarely see the locals this excited. Very cool. I hope they win. ¨***Update*** Japan should walk away from the field feeling like champs. They've done better than any previous Japanese world cup team. They deserved the win, but lost on penalty kicks. Tense to the end it was a fantastic showing for Nippon. Congrats to the players for a solid showing. I predict a solid future for the team. Only 10 years ago Asian football teams were a joke. Not anymore! Omedetou!

College Football Recruiting

Monday, March 28, 2011

football

College football recruiting has been an ever changing landscape since the internet became widely used and information has become so easily accessible. There are many college football and college basketball recruiting sites like ESPN, Rivals, and Scout, but there are bound to be new upcoming recruiting sites that can hopefully do things just a little bit better. ESPN, Yahoo owned Rivals, and Fox owned Scout have not been able to improve upon their age old design. College recruiting is starting to expand more and more and with that expansion a new face is needed. Old college sports websites just won't just it anymore. A new network that has up-to-date information 24/7 would be ideal. Too often is information outdated, or just plan wrong.

The whole 24 hours a day 7 days a week thing is not about how often a website would be up, (obviously a website is up all the time) it is more about how much content would always be available. A site that included all the best local content and even brought in current content providers, like college sports forums, up to date videos, and even social networking sites, would utterly dominate the college football and college basketball recruiting market.

A lot could be said about the current coverage available right now as well. The entire nation deserves to be covered, not just the conferences that your network has contracts with (ESPN). The north and the west seemed to be ignored, while the south and east are covered constantly. The bigger market is in the east, but this leads to skewed rankings as well as poor coverage in some areas of the country. There should not be 3 different sites each saying a potential recruit has totally different heights, weights, speeds, or college offers.

It should also not take hours or even days to update when a recruit has given a verbal commitment or signed a Letter of Intent. A new recruiting website needs to be built from the ground up and implement the top technological advancements available. A lot of the pitfalls the current websites have like poor quality comment, poor quality message boards, terrible user interfaces, or even poor quality communities is something that could easily be fixed if the time was put into doing so. It is finally time to replaces these old sub standard college recruiting sites trying to be a jack of all trades with ONE site who has one focus; college recruiting.

Pursuing Sports

Sports

Once back home in the evening after work or school hours, do people really invest any time in sports? Most people log onto the internet or lodge themselves in the living room couch watching TV instead of playing an outdoor game or two.

Sports can be pursued in an amateur or professional way which decides the variable amount of time one needs to invest. Let us take a look at some reasons why sports is important.

A healthy and growing body requires us to do some kind of physical activity so that the development does not end up being only a horizontal one. The muscles in the body do not develop unless they are worked on which sports can take care of.

Playing a team sport like basketball or competitive one like golf also helps us know more people who share the same interests. It is also a great stress buster after a hard day at office or at school. It might sound weird, but sports do have a soothing effect on the brain as it distracts the mind off all other problems.

By sharpening brain activity sports also help us develop a sharper memory which might work wonders in office or at school. Provided one can train under a good coach or trainer, becoming an expert in any kind of sport is a major boost in itself.

If you want to decide which sport to pursue, just think of your favourite sport, register at the nearest place where they train you in that sport and just get hold of the basic equipments.

Sometimes you might need extra gear, but a trainer can guide you on that. The better and the more experienced a trainer is, the better the deals he can hook you up with.

Working those muscles and playing a sport is more rewarding and helpful than sitting all day in front of the television. Try it.

Sports Autographs and Sports Memorabilia Industry - Value to Buyers

Monday, March 21, 2011

Sports

In this article we will take a look at the sports autographs and sports memorabilia industry. First, we will take a look at the competitive landscape using Michael Porter's five forces model then the benefits or value consumers receive.

Michael Porter created the Five Forces model to allow companies to understand the environment they compete in. This model will be used to analyze the sports autograph and sports memorabilia industry. The first force is "Barriers to Entry" and this determines what new companies are required to do to enter into the industry. Companies are required to have financial funding to compete in this market to obtain sports memorabilia and contracts with athletes. Companies are also required to have a brand or reputation for this industry. The second force is the "Level of Rivalry" or competition in the industry. The level of competition is high as there many companies, high fixed costs and low switching costs by consumers. Companies seek to gain market share of the sports autograph and sports memorabilia business by changing prices, product differentiation, vertical and horizontal distribution, and exploiting relationships with suppliers. The third force is the "Threat of Substitutes" which refers to what would consumers choose in place of purchasing a sports autograph of Tiger Woods. Substitutes for example would be going to sporting events or using the money to purchase items other that autographed sports memorabilia. The fourth force is the "Power of Buyers" and this refers to the power of consumers to influence price and decisions. Unfortunately, consumers do not have that much power to influence the price and quality of products because buyers are numerous and any single buyer does not control a large market share. The fifth force is the "Power of Suppliers" and relates to the athletes and teams that distribute sports autographs and sports memorabilia. Suppliers do wield power as there are only a limited number of gifted athletes and as such control the supply of getting quality sports autographs.

For consumers since there is strong rivalry among companies this means there are deals to be had. Companies are willing to do what it takes to win customers and keep customers. As of the writing of this article the following promotions were available on the Internet and these promotions may have since changed. Surveying various dealers, consumers can get free shipping, 30 day money back satisfaction guarantee, and various discounts off the total price.

In summary, the sports autograph and sports memorabilia is a competitive industry for companies to compete in. As consumers, this is good news as there is a wide variety of choices which means that there are great deals in buying sports autographs and sports memorabilia of your favorite athlete.

Sports Photography, How to Get the Most Out of Your Camera

Sunday, March 20, 2011

Sports

Professional sports photographers usually have top equipment, including digital SLR cameras with enormous lenses that allow them to see the action as if up close. And they often get the best spots for viewing, with camera angles that help ensure great shots. Knowing that professionals get all those breaks that help them take awesome sports pictures may make you throw up your hands in resignation, thinking that you'll never be able to get those great shots. But that isn't necessarily true.

OK, as for capturing the winning World Cup goal: you really won't get that shot, but if you bring your expectations closer to home, you can get some fantastic sports shots, most likely using the camera you already have.

The first key to getting good shots is to know the sport. Once you know the general pace, and get some idea of how key players work, you'll not only know where to focus the camera, but also how quick you have to be. Shooting a golf tournament is going to be much more relaxed than shooting a basketball game.

The second key is to know the lighting. If you're lucky enough to photograph a summer baseball game under clear skies, you can close the aperture down and use a high shutter speed and get some amazing action shots: a fielder jumping for a fly ball, a batter connecting with a perfectly placed fastball, or a pitcher in the middle of a wind-up.

On the other hand, if you're taking pictures of a basketball game, the lighting will not only be dimmer, but will tend to distort colors. It is also unflattering to most skin tones. Often, when shooting an indoor game, you will need to open up the aperture, meaning that you'll sacrifice depth of field. But that is OK, because shallower depth of field makes a subject stand out from the background.

And since indoor sports (hockey, basketball, swim meets, and skateboard tournaments, for example) are almost always fast paced, you'll need a lens that is roughly focused on the action at all times. And you'll need to shoot lots and lots of pictures. Don't worry if the focal length isn't perfect. Just get the shots. Make sure your camera batteries are fresh, and perhaps bring in extra batteries and exchange them during breaks in the action.

Though it seems like the perfect environment in which to use a flash, it probably isn't a good idea, because flashes can distract the players. Instead, set your camera to a 1600 or 3200 ISO and set the aperture to 2.8 or 3.2. You might sacrifice a little sharpness, but you'll capture action without blinding the players.

Perhaps the most important advice for aspiring sports photographers is to practice. Even good photographers take many, many blurry or badly composed shots before getting one good one. It is, however, a good idea to at least look over all your photos on your computer screen before erasing any of them. It is difficult to tell on a tiny viewfinder screen if you have inadvertently captured something not readily apparent, like a bead of sweat falling off someone's brow. Basic digital photography software will allow you to crop and zoom and perhaps surprise yourself with an unexpected gem of a shot.

Football Quarterback Drills For Better Footwork

Thursday, March 17, 2011

football

I am a former NFL quarterback and I want to talk about the Quarterback Training Drills. I know from the emails I have received that there is a lot of interest in Quarterback Training and QB Drills all over America.

Football Quarterback Footwork drills are very important and here are a couple that are used at Penn State University.

Quarterback Drill Number One- The Board Drill

It teaches qb's move their feet in a tight space. The quarterback takes his pass drop and then sets up using the board to shuffle through. Do not have the qb take big steps. Quick feet steps. And make sure that their eyes are downfield.

Quarterback Drill Number Two- Six Yard Square Drill

This drill is a five step drop drill. You want to spend as much time as you can working on individual drills working on dropping and moving on the run. The drill is to have 4 cones setup in a square. The first leg the qb does a 5 step drop then runs to his right for 6 yards then forward for 6 yards, then to his left for six yards. Make sure during the drill the QB's eyes are up and looking downfield.

Quarterback Drill Number Three- The Box Drill

Have the Quarterback with football in a throwing motion jump in a clockwise motion in a one yard box. Have him do this drill 5 times. You can change the drill and make it more challenging by having the qb do cross jumps instead of a box.

Quarterback Drill Number Four- Line Drill

Have the qb use a football field line and have him jump over it back and forth as fast as he can for 20 seconds with two feet. Then do the same drill with just his left foot. Then the same drill with his right foot.

These are 4 great Quarterback footwork drills to improve his quickness.

Does Major League Baseball Really Need a Salary Cap?

Tuesday, March 15, 2011

Parity truly has arrived in Major League Baseball. Amazingly, nine teams in the National League are within striking distance of a playoff spot. In the American League, eight teams have a legitimate shot at reaching the post-season. That's 17 of 30 total teams with meaningful baseball to play over the last two and a half months of the season. However, there are still many people who insist baseball needs a salary cap. They cry that MLB does not provide a level playing field for all teams. But would a salary cap really improve Major League Baseball?

Over the past 15 years, MLB has witnessed a tremendous change in league wide competitiveness. Most of this can be attributed to realignment and a new playoff system that was devised after the strike in 1994. As most of you know, each league went from having two divisions to having three. Four new playoff teams were added - two in each league. As a result, pennant races have become more exciting. The realignment accomplished exactly what MLB wanted; more teams alive and kicking for a longer portion of the season. This, in turn, has generated more fan interest leading to more ticket sales and higher TV ratings. Of course, there were other rules introduced which helped make the regular season more meaningful and dramatic.

Even though there is no specific salary cap in MLB, there are new ways in which the league has created more balance amongst the big, medium, and small market teams; for example, the creation of Major League Baseball Advanced Media (mlb.com). Started in 2001, baseball's digital arm has found success in generating new sources of income for all teams, since the money made by their endeavors are split evenly amongst MLB's 30 clubs. Furthermore, MLB implemented a luxury tax whereby teams that spend money over a specific threshold must pay a tax that is then divided up amongst the other teams. These, along with a few other revenue sharing methods, have allowed medium and small market teams to sign their young talent to longer-term contracts. Of course, not all teams reinvest this money into their teams, as we will explore in future posts.

As I mentioned on this blog two weeks ago, parity in baseball is also being achieved by an infusion of young talent that is more Major League ready than ever before. Teams with smaller payrolls have been willing and able to take advantage of this cheap labor, therefore becoming more competitive and financially efficient at the same time. Even teams who have fallen out of the pennant race are generating excitement thanks to young phenoms who give fans hope of a bright future. Just think Stephen Strasburg in Washington, and Mike Stanton in Florida.

When it comes to those who favor a salary cap for baseball, they often point to the success of the National Football League, which implements a strict ceiling on how much money each team is allowed to spend on players (excluding this upcoming season). The reasoning holds that if richer teams cannot outspend poorer ones in a disproportionate way, then talent will be more widely dispersed amongst the 32 teams. While there is some truth to this, it is far from the only reason for the NFL's parity and success. For example, the NFL benefits from a shorter schedule, which naturally creates closer records in the standings. In addition, injuries, along with the overall nature of the game itself, provide more uncertainty and add an element of unpredictability to the season.

But let's go back to the original debate; does baseball need a salary cap? There are legitimate cases to be made for both sides of the argument. As you can probably tell, I don't think there needs to be a hard cap similar to the NFL (Yes, I am a Yankee fan, but really that's not why I think this way). I believe through creativity and the development of terrific young talent, Major League Baseball will continue seeing great pennant races and league wide parity.

Going forward over the next few days and weeks, I will examine several teams from around the league. I will try and show how teams from different markets - small, medium, and large - thrive or fail in today's economic environment. Baseball is on the upswing without a salary cap. Don't let anyone tell you different.

Sports Hernia - A Different Type of Hernia that Can't Be Diagnosed or Easily Treated

Monday, March 14, 2011

Sports

Sports hernia is a very common illness among those who are playing sports like rugby, hockey and soccer because while playing these sports the body does a lot of twisting moves which weaken the muscles. Most people know this disease as 'Gilmore's Groin' and don't consider it to be an actual hernia because nothing similar to hernia is detected at first sight and there is no bulge or lump like at the other hernias.

Sports hernia occurs when the muscular fiber that is situated in the lower part of the abdomen gets torn because of the movements mentioned above. After this tear appears pain will soon be felt, but in the beginning the pain is barely disturbing. As time passes the pain begins to be disturbing and it can also be felt in the groin and the genital areas (testicles at men). The pain is much more disturbing if someone who has sports hernia coughs, sneezes, bends or starts running. These are the only symptoms that were noticed at people suffering from sports hernia.

Unfortunately there aren't any special tests that can diagnose sports hernia, the only thing that doctors can do is to perform tests for other diseases that cause the same symptoms, and if none of them turns positive, through the process of elimination, the conclusion is that the person in cause is suffering from sports hernia.

If you just found out that you have sports hernia the first thing you need to do is to rest and keep away from effort, in order to speed the healing process up, and the healing process usually takes long, around a few weeks, so you wouldn't want to make it even longer by participating in physically-challenging activities. The doctor may also recommend medication that reduces inflammations.

So, sports hernia is a tricky disease, that can't be easily diagnosed and treated, or prevented if you are a professional sports player. The only thing you can do is know all there is about it and if you experience any of the symptoms consult a doctor and get his advice. The sooner you discover this illness the sooner you will be able to heal from it and return to your sporting activities. But don't start doing sports again without the doctor's permission, because you may get worse and start all over again. Some say that if you can touch your toes without feeling any pain, after suffering from sports hernia, the disease is cured and everything is all right.

Major League Third Basemen - Ranking the Best of the 1960s

Friday, March 11, 2011

Major Leage

The hot corner was never hotter than it was in the 1960s. In that decade, major league baseball featured its greatest collection of both power pitchers and power hitters.

It should be no coincidence, then, that the decade included some of the best players to patrol the third base foul line. The ten best third basemen from the 1960s are ranked in order below, based on their offensive consistency and defensive prowess during that decade. The list includes three Hall of Famers, as well as at least another couple third basemen who deserve enshrinement in Cooperstown. Ron Santo and Dick Allen certainly qualify for that much deserved consideration, and hopefully will get it soon.

1. Brooks Robinson - Throughout the 1960s, Brooks Robinson was simply the best third baseman in baseball. When Robinson retired, he held practically every career fielding record for a third baseman, including most career putouts (2,697), most career assists (6,205), most career double plays (618), and the highest fielding average (.971). His best offensive year was 1964, when he won the American League Most Valuable Player award by batting .317 with 28 home runs and a league-leading 118 RBIs.

2. Ron Santo - In 1961, Santo's first full season, he hit .284 with 23 home runs and 83 RBIs. From 1964 through 1969, Santo averaged 24 home runs and 104 RBIs per season, hitting .297 over that period. He won 5 consecutive Gold Gloves between 1964 and 1968. For his career, Santo holds or shares the National League record for years leading the league in chances (9), assists (7) and double plays (6).

3. Dick Allen - Dick Allen was one of the most-feared hitters during the 1960s. In 1966, he hit 40 home runs with 110 RBIs and a .317 batting average, his best all-around year with the Phillies. He also led the league in slugging that year with a .632 average. Allen was a consistent threat during the 1960s, averaging 29 homers and 90 RBIs per season from 1964 to 1969, and batting a combined .300 over that period.

4. Ken Boyer -Boyer won 5 Gold Gloves as the Cardinals' third baseman, and averaged 23 home runs with 91 RBIs and a .293 batting average during his Cardinal career. His best performance came during the Cardinals' championship season of 1964, when he led the majors with 119 RBI. He batted also .295 with 24 home runs and scored 100 runs, earning him 1964's National League Most Valuable Player award.

5. Tony Perez - The Hall of Fame Cincinnati Reds infielder had a long and productive career that began in the 1960s. From 1967 through 1969, Perez hit .289 and averaged 27 home runs and 105 RBIs per season. For his career, Perez had 379 home runs and over 1,652 RBIs, good for 10th place all-time among right-handed batters.

6. Eddie Mathews - Mathews hit 512 home runs over his 17-year career, twice leading the National League in round-trippers. While his most productive seasons came in the 1950s, Mathews bat was still lethal into the 1960s, averaging 29 HRs and 93 RBIs per season from 1960 to 1965.

7. Max Alvis - Alvis had a promising career derailed when he contracted spinal meningitis in 1964 and never had quite the same strength afterward. Always a solid defender, the Cleveland third baseman's best season was 1963 when he hit .274 with 22 home runs.

8. Frank Malzone - Malzone provided steady third base play for the Boston Red Sox for nearly a decade, from the mid-1950s to the mid-1960s. From 1957 to 1964, he won 3 Gold Gloves and hit .281, averaging 81 RBIs per season.

9. Pete Ward - Pete Ward hit .295 with 22 home runs and 95 RBIs in 1963, finishing second in the Rookie-of- the-Year race to teammate and 19-game winner Gary Peters. Ward's power numbers improved the next year to 23 HRs and 94 runs batted in. His promising career was derailed when a traffic accident led to chronic back problems that hindered Ward for the rest of his career.

10. Clete Boyer - Clete Boyer, brother to Ken, was a fixture at third for the New York Yankees in the first half of the 1960s. The Yankees could count on Boyer for 13 home runs and 55 RBIs per year, along with solid defense. Boyer was dealt to the Atlanta Braves after the 1966 season, and it was in Atlanta that he won his only Gold Glove in 1969.

NBA Playoff Odds

Thursday, March 10, 2011

NBA

After the long NBA season, the race to be the next world champions begins with the start of the NBA playoffs. This is the part of the NBA year where the top eight teams from each of the Eastern and Western conferences battle each other on a best of seven elimination tournament. This is done in a ladder fashion with the winners of each round advancing to face the other winners until the final four teams are ultimately found. The losing teams will be dropped out and will have to wait for the next NBA year in order to have their revenge.

This do or die race to be the last one standing in each of the respective conferences is what makes the NBA playoffs one of the best times of the year to bet and earn easy cash. The NBA Playoff Odds of winning is so high that anyone would like to take advantage of it as often as they can. Also, the NBA playoff odds serves as the start of all the predictions and speculations on who has the most chance of winning each conference titles and ultimately the NBA championship crown. This is what grabs the attention of all fans and die hard sports bettors that exist out there.

Aside from that, it is also the start of a series of really enjoyable games where the star players of each team earn their ridiculous salaries. This serves as one of the basis for the formulation of all the NBA playoff odds as the performance of these players can really influence and determine the outcome of all their team's playoffs games. Anything that happens to these happens to these players can also affect the NBA playoff odds of winning or losing for their team as any form of absence or incompetency can really ruin their winning chance.

Also, the NBA playoffs are the time of the year where new and unsung heroes are made and discovered. This is true especially in the cases stated above where the main men or players are absent or unable to do their part. These up and coming and heroes often turn the tide of battle for their respective teams and increase the NBA playoff odds of their team to advance to the next round of the tournament. In addition to that, these persons add to the hype and intensity of the game as this make the results even more unpredictable and the NBA playoff odds even more unsure. This contributes to a stronger sense of satisfaction and fulfillment to any die - hard basketball bettor or gambler.

These and other things are what make the NBA playoff odds fun and enjoyable to bet on. It not only brings a higher chance of winning or earning high amounts of cash but it can give a sort of adrenaline rush especially if the result of every game is not that easily determinable or predicted. Instead, the results can only be determined once the last shot is made and the final buzzer is sounded.

Until the Major League Baseball playoffs start in October, baseball holds little interest for me when the college football season starts. That is, until this headline in the local daily popped up in front of me: 'Old Man' Moyer Does It Again.

In an instant, even though he now plays for the Philadelphia Phillies on the East Coast, I knew Jamie Moyer was a former Seattle Mariner who should never have been pushed out the door by the Seattle club management.

All Moyer did Thursday (9-11-08) was pitch 5+ effective innings on 3 days' rest to allow the Phillies time, with the help of Ryan Howard's major league-leading 43rd home run, to beat the Milwaukee Braves 6-3 and climb within 3 games of the National League's East Division-leading New York Mets.

"He's been consistent all year," said manager Charlie Manuel after the game. "Goes to show you the old man can still pitch."

Seattle originally picked up Moyer for Darren Bragg in a 1996 trade with the Boston Red Sox. As a Mariner for part of 1996, the 9 full seasons from 1997 through 2005 and part of 2006, Moyer's won-loss record was 145-87 (62%). He went 20-6 in 2001 and 21-7 in 2003. He helped Seattle win titles. He was the Mariners' opening day pitcher in 2000, 2004, 2005 and 2006.

The Mariners figured his good days were gone. They guessed wrong. Moyer is 14-7 with Philly this year and 7-1 in his last 13 starts. His victory Thursday moved him past Hall of Fame pitcher Juan Marichal and into a tie with Jack Powell for 49th on the all-time win list with 244 wins during his 22-year career.

When the Mariners dealt Moyer in 2006, they got Andrew Barb and Andy Baldwin, a couple of minor leaguers who never did squat for Seattle. The Moyer trade was not just a bad deal, it rates as one of the worst deals in the history of baseball.

Moyer was admittedly only a contributing factor with the Mariners, but there is no arguing the fact that Seattle's baseball fortunes went into the dumper when he was let go.

The Mariners, currently stuck in last place with 88 loses among the American League West teams, may well become the first team in MLB history to lose 100 games in a year with a $100+ million payroll.

Having followed the Mariners for too many years to count, I can tell you that Moyer was just one of 4 huge mistakes management has made.

Another was pushing Randy "the Big Unit" Johnson out of the door to Houston; Seattle thought his winning days were over, and did not want to pay the freight. Randy would go on to win 4 Cy Young Awards as the best pitcher in the National League, and also a World Series ring with the Arizona Diamondbacks while the Mariners were watching him on the tube.

Another gaffe was getting rid of Ken Griffey Jr. rather than Alex Rodriguez. Rodriguez was all about the money, signing a 10-year, $250 million contract with the Texas Rangers. Griffey was a player looking for a World Series ring; he would end up at home in Cincinnati, be perpetually injured and flounder while never being the same player with the Reds that he was with the Mariners.

A 4th mistake was not sitting on Alex Rodriguez when he came to the bigs. Alex just had to play shortstop because he was going to be the greatest player of all time (he may end up as just that). However, that meant Seattle dumped a far-better fielding shortstop in Omar "Little O" Vizquel.

Someone in management should have taken Alex Rodriguez aside when he came up and said, "Son, you are going to become the greatest power-hitting third baseman in the history of baseball." As fate would have it, when Rodriguez was acquired by the New York Yankees, there was no way the Yankees were going to let Rodriguez play shortstop, that position belonged to Derek Jeter, the Yankees' captain and heart and soul of the team.

In hindsight, had the Mariners put Rodriguez at third base, left Omar Vizquel at short, kept Randy Johnson, dumped Rodriguez and kept Griffey, their fortunes would have continued longer. Now Seattle is but a late-afternoon shadow of the team it once was.

I will concede that Ossie Smith of the St. Louis Cardinals is the greatest fielding shortstop in baseball history. "The Wizard of Oz" won 13 consecutive Golden Gloves in the National League, a record that has never been matched. I still believe that the Venezuelan-born Omar Visquel is the greatest fielding shortstop in the American League.

So am I upset that Seattle let go of Jamie Moyer? Nah, stupid is as stupid does. I am happy as a grandfather that Moyer can still pitch with the best at age 45. I hope he pitches long enough to win 300 games and end up in the Baseball Hall of Fame. He may not have the stats, but he sure is made of the right stuff.

At his worst, Moyer just may be one of the smartest pitchers in baseball; from the view of many, he has certainly played far better than his actual talent. Is there any wonder why millions of fans who never had the talent to make it to the bigs identify with Jamie Moyer? He is our guy, and we will always root for the underdog.

Missoula, Montana Flat Fee MLS

MLS

Residents of Western Montana aggressively look for cost-savings in the sale of their homes. Because of the obvious appeal of the area, the presence of the University of Montana, thriving arts and cultural scene and dramatic scenery, the Garden City has been growing for some time. Putting aside the national credit market meltdown which began in 2007, Missoula real estate seemed to be for some time selling itself, and the steep fees associated with selling it did not seem to make sense for many sellers. The market has shifted to a buyer's market, and it has become more apparent that the main driver of sales is price rather than fancy marketing brochures, open houses, or agent caravans.

Buyers are shopping for homes today, they just want to feel they are getting a reasonably good deal. Many people were burned buying homes in the easy-credit, no money down days of the mid-2000's, and declining property values affected many people's view of real estate. After all, many people bought homes not only based on buying a place to live, but also based on the fact that they thought the purchase was a reasonably good investment. They had heard real estate agents tell them that historically houses had appreciated at some particular rate or had doubled every certain number of years. People are now looking at houses more as a place to live then as a lottery ticket.

So price is hugely important in selling your home. It is important, however, for the market to know that your house is available for sale. People moving to Western Montana from, for instance, Seattle or Billings, are not going to drive around the city looking for 'For Sale' signs and writing down the address and property details on every thing they can find. Even someone in Missoula moving from one house to another are not going to do this. They want a database of homes that lists everything available for sale, everything already under contract, as well as information about recently sold properties. This database is the Multiple Listing Service (MLS). But don't you have to list your property with a traditional Realtor® to have your property placed in the MLS? Doesn't this mean you will have to pay a steep commission to this person at closing? The answer for both questions is, "No," as a new type of real estate broker has emerged in recent years.

Flat fee MLS brokers list properties in the MLS for a small upfront fee and forego any commission at closing. Initially, there were only a few of these brokers in major cities around the country. Increasingly, a few brokers do offer this service in places like Billings and Missoula. Sellers are utilizing these services as a hybrid between selling 'For Sale By Owner' and listing with a traditional broker. Flat fee MLS programs appeal to sellers because they have exposure to unrepresented buyers that are driving around or browsing numerous Internet sites like Realtor.com® and others, as well as buyers using the services of a buyer's agent.
